Massive Renovation

  • Renovations took from 2009-2011.  Everything but the roof was restored or replaced.  The previous renovations in 1964 received historical recognition.

  • Over $1 million invested in this home since it was last purchased.

  • No expense was spared and no corners were cut to renovate this house.  We were determined not to have 200-year-old problems.

Living Space

  • Main house was gutted to the original brick wall and ballast rock foundation.  Bricks were repointed and new walls were framed in to hold all new plumbing and electrical.

  • The first floor is single open living area and the second floor is single open bedroom. Each room is approximately 1100sq ft.

  • Staircase was redesigned and hand crafted

  • The guest house redesigned into two suites with full sized, double vanity bathrooms. An outside staircase was installed for individual entrance.

  • Security cameras installed and can be viewed by mobile or TV screen

  • Security alarm installed both buildings

  • Balcony was extended to 3 sides of the house and expanded to an unusual 5 feet deep.

  • Tankless water heaters in both buildings

  • Geothermal wells drilled for cooling.  This is truly unique and it saves a lot on utility bills, besides being environmentally friendly.

  • Iron work refurbished to match it's original design

  • Slate roof inspected yearly and in great condition.

  • Courtyard and driveway repoured and finished in slate after all new drains to the street were laid

  • Newly designed gate with automatic opener

  • Lions head fountain is Georgia marble, originally installed in 1964.

  • Automatic sprinklers for planters

Right in The Center

  • Not too close, not on the edge, but right in the center of the action

  • Just 2 blocks from Royal Street and St Louis Cathedral where Touchdown Jesus lights up at night.

  • 912 Orleans is a stand-alone house in the residential section on Orleans between Dauphine and Burgundy.  The property is remarkably quiet, even though it is just one block from Bourbon St.

  • The Rampart side of the quarter gives you access to your gated off-street parking, even during Mardi Gras.

  • Walkability rating as excellent.

  • Off-street parking, a rare commodity in the Quarter, holds 2 vehicles

  • Includes a Tesla charger and an automatic gate opener.

  • Residential parking passes are also available for more parking on the street through the City of New Orleans offices.

No Flooding

  • Orleans Ave is the oldest, widest, and highest street in the French Quarter, known as the Orleans ridge, the main access behind the cathedral.

  • Flood Zone X.  There is no record of it ever being flooded and had no water damage during Katrina in 2005.

  • Elevated foundation.

  • Mardi Gras, French Quarter Festival, Jazz Festival, and over 400 other festivals take place every year in New Orleans.

  • French Quarter parades:  Krewe de Vieux, St Joseph's Day Irish-Italian, Easter Parade, and Barkus, to name a few.

  • There is no other place in the world like the French Quarter, and 912 Orleans sits right in the middle of it.
